Architectural Review Board and
Board of Directors Rule Changes


No changes may be made to your home that are visible from the street without ARB approval except these items. The following changes made to the exterior of the home and immediate adjacent property by homeowners are not subject to the covenants of the community and therefore do not require ARB approval. ARB approval is required only where noted.

1. Detachable planters on the exterior of homes, on stoops, fences, brick columns, and decks and deck railings are allowed provided they are consistent with one another in design and material, and they are securely and unobtrusively anchored, thus posing no safety hazard.

Freestanding wrought iron Shepard’s Crook planters and attached wrought iron planters are permitted. The color of the pots suspended in planter should blend with the immediate surrounding.

2. Freestanding trellises are exempt. Attached trellises and trellises over the community mailboxes require ARB approval. Trellises must be wood or wrought iron.

3. Satellite dishes should be no more than one meter in size.

4. Concrete, metal, and concrete statuary are allowed. Statuary on brick columns must be securely mounted, thus posing no safety hazard.

5. Changes to door hardware are allowed provided it is similar to the original hardware installed by the developer.

6. Holiday decorations are allowed.

7. Bird feeders, bird houses, and bird baths are not allowed.

8. Real estate signs on owner’s property must be removed no later than five days after a ratified contract.

9. Political election campaign signs may be posted in windows of residences 30 days prior to an election and must be removed five days after the election.

10. Screen and storm doors on the front entrance of the property are allowed, but require ARB approval.

11. Retractable awnings are allowed over rear decks and patios. The only color currently approved is Sunbrella N. 7637 "Forest Green." Awning should be the width of the deck and may not project more than three inches past the edge of the deck or patio fence.

12. Climbing vines must be tied to a trellis.

13. Homeowners wishing to plant new trees must seek ARB approval and may not remove a tree without ARB approval.
